Always consult with your builder before you buy land. They have the experience and knowledge to help you determine if the land is suitable for your requirements. 

Most builders would offer this service for free or just a small fee to cover their time. At Berstan Homes we don't charge any fees and work together with you for the best outcome for you not the land agent.

Many clients have come to me over the years and have already bought the land just to find out it won't suit their needs. Just remember the agent selling the land is there for the purpose of selling the land for their client not you.

A builder can offer unbiased opinion and construction knowledge in regards to earth works required and what could be achievable on the land. We currently on one of our projects have a client that purchased their land prior to calling us and they are paying a dear price. The land they purchased has three metres of fill on it and the foundation costs have come in at $25,000 more than what a lot with no fill would of cost. 

When looking at buying land it definitely pays to call your builder and you can potentially save yourself a lot of money.
