Home Upgrades

At Berstan Homes we have plenty of standard inclusions but this is the time to think about any upgrades you may want. It’s far cheaper and far less disruptive to upgrade now than to wait until when your new home is completed.

Interior Upgrades

  • Provide 3 coat paint system in lieu of standard paint system.
  • Provide 2.7m ceiling height to ground floor (excluding garage ceiling)
  • Provide 2.7m ceiling to ground and first floor ceilings (excluding garage ceiling)
  • Install feature bulkheads to living area and kitchen
  • Semi frameless shower screen in lieu of standard shower screen (900mm x 900mm)
  • Semi frameless shower screen in lieu of standard shower screen (1200mm x 1200mm)
  • Drawer units to master bedroom robe (3 shelves + 3 drawers + hanging rail) in lieu of shelving and single hanger rail.
  • Glass splashbacks to kitchen bench in lieu of tiles.
  • Aluminium frame mirror glass sliding doors to built in robes in lieu of standard flush panel sliding doors or hinged flush panel doors. (Nominate rooms)
  • Victorian Ash (KDHW) stair treads, risers and balustrade in lieu of MDF (2 story homes only).
  • Provide clear finish Victorian Ash timber stairs in lieu of painted finish.
  • Provide premium underlay to all carpeted floor areas.
  • Provide premium carpet to all none tiled floor areas.
  • Provide security system.
  • Provide ducted vacuum system.
  • Supply and fix of dish washer.
  • Supply and fix of washing machine.
  • Provide down lights in lieu of single light with cover.
  • Provide ducted air conditioning Brivis or similar add on system.
  • Sauna room.
  • Indoor swimming pool.
  • Fans to living rooms.

 

Plumbing

  • Hot and cold water points to external wall (position to be confirmed).
  • Provide gas point (BBQ Bayonet fitting) to nominated external wall (position to be confirmed within 5m of existing service).
  • Floor waste to wet area/s as nominated.
  • Spa bath in lieu of standard bath.
  • Ceramic kitchen sink (to stone bench tops only).
  • Pop-up waste to vanity basins.
  • Colourbond 1000 litre water tank, leaf strainer, inlet plumbing, overflow and concrete slab.
  • Vegetable spray mixer tap to kitchen sink
  • Water filter and dedicated drinking water tap to kitchen bench at sink position.
  • Recycled water connection as per developers guidelines, 2 x toilet cistern connections, 2 x external taps for (garden water only) and signage for external taps (only available in certain estates)
  • Recycled water to additional toilet cistern. (per cistern connection)
  • Ceramic cistern and toilet set with soft closer seat in lieu of standard.

 

Appliances and Cabinetry

  • Provide for 900mm fan forced electric oven in lieu of 600mm electric oven.
  • Provide for 900mm rangehood in lieu of 600mm rangehood.
  • Provide for 900mm gas cooktop in lieu of 600mm gas cooktop.
  • Slide-out pot drawers to lower kitchen cupboards (price per slide-out)
  • In-Sink-Erator to kitchen sink, including plumbing, isolation switch and installation
  • Stone bench tops (Caesar Stone or equivalent engineered stone) to kitchen bench tops. Note: Benches greater than 2.7m may have a join, joins do not effect performance or integrity of the stone bench top.
  • Overhead cupboards to kitchen wall over bench tops. (space and design permitting)
  • Provide overhead cupboards to laundry.
  • Provide custom cabinetry to ensuite work in robes.

 

Exterior Upgrades

  • Provide bricks to above garage door opening including engineered steel lintel in lieu of timber engineered lintel and fibre cement sheet.
  • Render feature to face brickwork, minimum of 20m2 to client nominated area.
  • Provide opaque/translucent glazing to main entry door side lights panels in lieu of clear glass (subject to size of opening).
  • Provide solid hardwood timber door to main entry door
  • Upgrade door hardware to Lockwood ?????
  • Provide B&D panel Lift garage door in lieu of standard roller door.
  • Provide double door at main entry in lieu of single entry door subject to home design.
  • Provide deadlocks to all external doors.
  • Provide skylight/s in positions requested (limitations apply as to positions)
  • Timber decking to alfresco dining area.
  • Landscaping to front of home.
  • Landscaping to sides of home.
  • Landscaping to rear of home.
  • Supply and fix of antenna.
  • Supply and fix of clothes line.
  • Supply and fix of letter box.
  • Extra lighting to external areas.
  • Provide extra windows.
  • Provide all timber windows.
  • Provide security doors to front and rear doors.

 

Window Coverings

  • Provide blinds client to choose make and style, with a  PC sum only.
  • Provide curtains client to choose make and style, with PC sum only.
  • Provide timber shutters internally.
  • Provide security shutters externally.
