Late last week I met up with a couple of potential clients in Eltham, and their story was a common one.
This particular couple had been in the planning permit merry -go -round for four very frustrating years.
The couple had engaged an architectural company to design their home and apply to council for a planning permit.
What I found out was very upsetting; they not only wasted four years getting a planning permit but they have ended up with a home that is not anything like what they wanted!

So now they are in the market canvasing different builders to get them out of this mess.

There are a couple of very expensive lessons that can be learnt from with this case.
Be aware of companies that don't ask you what you would like your home design to be like.
Always ask for concept drawings so you can check out the rough design before it gets too far into the drafting process.
Beware of companies that won't change their plans to suit you; after all they are working for you not you for them!
Get an idea of timing from the company before things get out of hand.
Try to find a company that will do the designs, drafting, planning, engineering and build this way you will not waste time and unnecessary expense.
