First home buyer's advice 9

Tuesday, May 05, 2015
With so many new estates around the outer suburbs there is plenty of competition between the land agents for your custom. This can lead to numerous problems due to many agents being focussed on their bottom line.  For example they may not mention factors like fill and the (fall) slope of the land which can add costs to your building project. When purchasing land I would strongly suggest getting your builder involved before you place any deposits. A builder will

When looking for land let the builder do the work and get the builder to source your land.   This is a good idea because the builder knows where all the estates are and will be able to get you a better deal.  Developers give builders a better deal because they are securing land every day for their clients.   The builder will be able to work out many features of land that most would not know about and could

First Home buyer advice 3

I had some clients come to me to discuss their first home requirements over the weekend nothing out of the ordinary there I thought. I then sent the details to the client who replied back with a much lower price with a major volume

Buying a new home build site

Friday, June 13, 2014
I was asked the other day to provide a quote for a new home build in Mernda. I sent an email to the land agent requesting a copy of the current engineering for the civil works. After looking over the engineering I found the site to have 2.3 metres of fill over it. This created an extra site cost which could have been avoided if the client would have asked a new home builder for advice prior to the purchase.

Being an owner builder, is it really worth it?

Tuesday, April 08, 2014
